A curated collection of distinguished private residences on the Costa Brava, the Catalan coast and the Balearic islands — for those who measure life in tides, light, and quiet.
Boutique brokerage. Catalonia & Balearics specialists.
Mediterrania
Iriska Estate represents only properties of singular character — villas, fincas, sea-front estates and architecturally significant homes — on the Costa Brava, the coast south of Barcelona, and the Balearic islands.
We work with international families relocating, retiring or investing — and no one walks alone: alongside Irina works a trusted circle of legal and tax advisers, bookkeepers and other specialists who make life in Spain easier and more comfortable, so that the choice you make is the right one.
Our focus is education and deep integration into local life: the right school first, then the right street, then the circle of people that makes everyday life effortless. The goal is simple — not to live here as an expat, but as a local.
From Costa Brava's pine-cloaked coves to the translucent waters of Formentera — the corner of the Mediterranean we know house by house.
Our focus is Catalonia and the Balearics. Other Spanish regions — on request.
Cadaqués
Wild rock and umbrella pine, hidden coves carved into red cliff. The most cinematic stretch of the Spanish coastline — favoured by Dalí, Chagall and a discreet European elite.
Sitges · Garraf
The golden coast south of Barcelona — long sand beaches, the Garraf hills, and Sitges: the cosmopolitan jewel thirty-five minutes from El Prat airport.
Formentera · Es Caló
Mallorca's Tramuntana stone and olive groves, Ibiza's south-west sunsets, Formentera's Maldivian water, Menorca's whitewashed quiet — four islands, four different lives.
Sant Cugat del Vallès
Behind the Collserola hills, twenty minutes from central Barcelona: Catalonia's premier residential town for relocating families — international schools, gardens, golf and a village calm the city never offers.
Catalonia is not only a coastline. An hour from Barcelona rise three of Spain's most loved mountains — and a weekly rhythm of markets, marinas and mountain lunches.
Weekends above the sea
From marina to hidden cove
Where locals actually shop
The weekly rhythm
The transaction is the smallest part of the journey. We accompany our clients long before signature and well after.
Property law, tax, residency
Partner legal counsel and notaries handle every document — from NIE registration to escritura, from non-resident tax filings to residency applications.
Mortgages, transfers, currency
Cross-border banking, mortgage origination with Spanish and international institutions, and FX advisory for transfers — coordinated through a single relationship manager.
The slow art of settling in
A dedicated relocation advisor helps families find the right school, doctor, padel club or yacht berth — built on years of setting up life here, including our own.
Iriska is not an agency that studied the market. It grew out of a life actually lived here.
Founder · Client Care & Acquisitions
Irina has lived in Spain for more than fifteen years — nearly all of them in Catalonia. She raised her family here; her son graduated from Europa International School in Sant Cugat and now studies at one of Europe's leading universities. Schools, paperwork, neighbourhoods: every step she now walks with clients, she has walked herself.
Her real value is the network and the knowledge of daily life: the trusted people who will look after your house, the logistics of a move, the market where locals buy the morning's fish, the shops and tables worth knowing. Buying the house is the beginning — she makes the life around it work.
And she is an operator, not only a connector: in her previous career in Spain, Irina ran a team of more than a hundred people as operations director. That discipline is now Iriska’s method — every process, from due diligence to the moving truck, runs to a plan with the best specialists: lawyers, tax advisers, bookkeepers.
Full transparency from the first conversation: Iriska holds no listings of its own — and that is precisely the point.
Every property in Spain is one click away — Idealista shows them all, and anyone can dial the number in the listing. What is scarce is judgement on your side of the table. Iriska does not sell you its stock; it represents you — Irina and the specialists around her read the whole market, filter what truly deserves a viewing, and say honestly what they would never buy themselves.
Some of the best houses never reach the portals at all — word travels through people first. Offers like that reach the house from time to time, and when they do, our client sees them first. After the choice comes the organisation: lawyers, banks, the school, the move itself.
And it is never only the purchase. What Iriska really organises is your time: connecting you with the right people in every field that matters, planning transfers and orientation tours, building viewings around the school run — and, when the house is ready, the occasions worth celebrating in it.
Beyond property: Iriska arranges the moments around it — from the airport transfer on day one to the wedding on the cliff.
Iriska partners with agencies worldwide — from Dubai and London to Latin America — and cares for referred clients as its own.
